MAINTENANCE/CUSTODIAN WORKER

PRIMARY FUNCTION:

Responsible for the operations and upkeep of the physical structures, utilities, surrounding

grounds. To maintain the facility, equipment and grounds, in a safe and secure environment in

accordance with established policy and procedures. Reports to Director, Full-time position with

benefits; Salary; hourly DOQ

ESSENTIAL RESPONSIBILITIES & DUTIES:

• Responsible for the development of an annual and long range program for maintenance with emphasis on preventive maintenance

• Prepares reports relating to engineering problems based upon the interpretation of information of findings

• Responsible from time to time to participate with the organization of safety and civil defense drills

• Responsible for giving instructions to craftsmen to insure the smooth functioning of all utility systems when applicable

• Responsible for assuring that other facility operations are given close attention to cleaning, work, construction and maintenance of law, sanitary sewer maintenance, guard and firefighting functions

• Responsible for inspection of all structural, mechanical and electrical to identify and recommend repair needs

• Responsible for matching space to functional requirements

• Responsible for coordinating maintenance program areas of facilities and utilities for effective functional preventative maintenance programs

• Performs routine maintenance on grounds, parking areas, driveways, by cutting, trimming, policing, sweeping as necessary or as directed

• Performs routine maintenance and repair on the facility and equipment to include, plumbing, plastering, electrical, carpentry, mechanical as directed

• Responsible for following all established safety procedures and precautions when performing maintenance services

• Responsible for maintaining the general facility in good repair, ensuring a safe, clean and orderly environment

• Responsible for repairing windows, screens, replacing light fixtures to include, exit lights, overhead lights, fluorescent lights, room call lights, etc.

• Responsible for reporting any and all incidents/accidents to director immediately

• Responsible for servicing heating and cooling units/systems as specified by the manufacturer and in compliance with established policies and procedures

• Responsible for reporting equipment malfunctions or breakdowns of defective equipment, and all unsafe/hazardous conditions to director immediately

• Responsible for ensuring maintenance supplies have been replenished in work areas as necessary

• Responsible for following established policies and procedures concerning infection control when performing maintenance services in isolation room/areas

• Responsible for correcting mechanical failures, maintaining all facilities and maintain preventive practices and correcting mechanical failures, when possible, so disruption of vital services are minimized

• Maintain cleanliness and routine maintenance for program vehicles

• Must be willing to report to facility if needed for unexpected maintenance incidents

• Performs other duties as assigned

EDUCATION/WORK EXPERIENCE/QUALIFICATIONS:

• GED/High School Diploma

• Valid Minnesota driver's license and clean driving record

• Knowledge in standard heating, ventilation and air conditioning methods

• One (1) year certificate from college or technical trade school: or three to six months relations experience and/or training; or equivalent combination of education and experience

• Knowledge of carpentry, painting, electrical and plumbing work

• Knowledge of standard surface preparation, coating methods and techniques and application of coating materials

• Knowledge of basic refrigeration and ventilation

• Knowledge of boiler plant/furnace operations

• Knowledge of construction and maintenance of lawns

• Knowledge of inventory procedures

• Knowledge in the preparation of requests and justifications for new methods and equipment

• Knowledge of blueprints for corrections/changes on record for buildings, grounds and utilities

• Must adhere to Confidentiality, Data Privacy Act

• Must abide by the program's Code of Ethics

• Must submit to random drug testing

• No felony convictions and must never have been convicted of Domestic Violence

• Employment is contingent upon passing a pre-employment drug test and background check
